This market report for Madison County Alabama indicates a modest, but upward trend. The last three years have seen noticeable improvement in the real estate market and while the numbers of sales over last year aren’t moving ahead by leaps and bounds they are headed in a positive direction with increased sales, fewer days on the market and homes selling closer to original list price.
October sales for Madison County in 2012 came in at 395 sold homes spending an average 91 days on the market. The median selling price was $170,000 with homes selling within 92% of original list price. The down side for October 2013 sales was the average median sales priced slipped to $160,247 which could be accounted for by sellers and or agents miss-reading, anticipating a stronger market and overpricing homes, market weary sellers or a number of other reasons. I chose over priced homes because agents are still battling sellers about pricing. On the positive side for October 2013, there were 414 homes sold spending less time on the market, an average of 83 days and selling within 93% of original list price, slightly up from the previous year.
For me, sales have not shown any signs of slowing down in the last half of 2013 over the first half and I’m working on transactions for 2014 already.
